Citizens and commercial corporate entities of the countries with
which reciprocity agreements have been signed and companies
established in line with Foreign Direct Investment Law No. 4875
in Turkey, may purchase real estate in Turkey provided that the
property is not located in military and security zones or rural
areas.
This means that the right to buy property in Turkey is given to
the citizens of those countries, where Turkish citizens can buy
property – this is called the reciprocity principle. According
to this principle citizens of most European countries can
legally buy and own real estate in Turkey.
Yet for some nationalities there are special restrictions. For
example, citizens of Denmark require residence permit issued in
Turkey for 6 months, and plus to military permission approval
from the main land registry is required.
Citizens of Check Republic, Bulgaria, Rumania, Iran, Iraq, Syria
and some others cannot buy property in Turkey as private
persons. These nationalities will be able to buy property in
Turkey if they register company in Turkey. Foreign citizens can
register company in Turkey, it is not necessary to have a
Turkish partner.
